After more than 50 years in the building industry and being involved in the construction of over 500 homes, one question I hear time and time again is:

"Why did I get three builder quotes and they're all completely different?"

It's a fair question.

Many homeowners are surprised when one builder quotes $350,000, another quotes $420,000, and a third comes in at $520,000 for what appears to be the same home.

The reality is that building quotes are rarely comparing exactly the same thing.

Let's look at why builder prices can vary so much.


Not All Builders Include the Same Items

One of the biggest reasons for price differences is that builders may include different items in their quotations.

For example:

One builder may include:

  • Site preparation
  • Driveways
  • Floor coverings
  • Air conditioning
  • Landscaping
  • Council fees

While another builder may exclude some or all of these items.

At first glance, the cheaper quote may look like a bargain, but once all the missing items are added back in, it may end up costing more than the higher quote.

This is why it's important to compare inclusions, not just the final price.


Different Builders Have Different Overheads

Every building company operates differently.

Some builders:

  • Employ large office teams
  • Operate display homes
  • Spend heavily on advertising
  • Maintain large administration departments

Others may be smaller family-owned businesses with lower operating costs.

The builder with lower overheads may be able to offer a more competitive price while still delivering a quality result.


Experience Comes at a Cost

A highly experienced builder may charge more than a newer company.

Why?

Because experience often reduces risk.

An experienced builder is more likely to:

  • Manage trades effectively
  • Control costs
  • Maintain construction schedules
  • Deliver a higher-quality finish

Sometimes paying a little more upfront can save thousands of dollars in variations and delays later.


The Quality of Materials May Differ

Not all building materials are equal.

Two builders may quote the same home but use completely different specifications.

Differences may include:

  • Window systems
  • Insulation levels
  • Cabinetry quality
  • Flooring products

Always review the specifications carefully before making comparisons.


Builders Price Risk Differently

can influence how much risk a builder includes in their pricing.

Some builders may allow a larger contingency amount to protect themselves from unexpected issues.

Workload Can Affect Pricing

This is something many homeowners don't realise.

When builders are extremely busy, they often increase their prices.

Why?

Because they already have work in the pipeline.

On the other hand, during quieter periods builders may sharpen their pencil and submit more competitive pricing to secure new projects.

This is one reason why the same home may receive very different quotes at different times of the year.


Beware of Quotes That Seem Too Cheap

Over the years I've seen many homeowners choose the cheapest quote only to encounter problems later.

A very low quote can sometimes indicate:

  • Missing items
  • Underestimated costs
  • Inexperience
  • Poor-quality materials
  • Excessive variations later in the project

The cheapest quote is not always the best value.


What Should You Compare?

When reviewing building quotes, compare:

✔ Total price

✔ Inclusions and exclusions

✔ Material specifications

✔ Allowances and provisional sums

✔ Construction timeframes

✔ Builder experience

✔ Warranty and insurance

✔ Previous client reviews

The goal is to compare "apples with apples."


My Advice After 50 Years in Building

The best builder is rarely the cheapest.

The best builder is the one who provides:

  • Clear documentation
  • Realistic pricing
  • Good communication
  • Proven experience
  • Quality workmanship

A well-prepared quote backed by detailed plans and specifications will almost always provide a more accurate result than a rushed estimate.

Before signing any contract, take the time to understand exactly what is included and ask questions about anything that isn't clear.

A few hours of investigation today could save you thousands of dollars and months of stress during construction.
