One of the things I have learned from more than 50 years in the building industry is that a good family home isn't simply about making the house bigger.
It is about making the space useful.
This design separates the bedrooms and living areas while still creating a large central part of the home where the family can come together.
The kitchen sits near the centre of the design and connects naturally with the dining and family areas. There is also a separate living room, giving the household more than one place to relax.
The billiard/family room provides another flexible space that could also become a games room, TV room, hobby area or larger informal family room.

Ask the Builder: Why I Like This Floor Plan
From a builder's point of view, there are several things I like about this design.
The first is the separation of living and sleeping areas. The bedrooms have privacy without being isolated from the main part of the home.
The second is the amount of usable living space. Instead of relying on one enormous open room to do everything, the plan gives you separate living, dining and family areas.
The third is the verandah.
A verandah isn't just a country-house styling feature. It can become a genuinely useful extension of the home for outdoor seating, entertaining and relaxing, while also helping protect external walls and windows from the weather.
