Discover the 85.8 Villas Concept & Modification Starter Pack from Ask the Builder. Explore four compact studio layouts through 2D and 3D illustrations, then use the included worksheet to record your ideas.

A good design conversation starts with something you can see, discuss and mark up. Our new 85.8 Villas Concept & Modification Starter Pack gives you that starting point—a four-studio concept with floor plan illustrations, a facade artist’s impression and a practical worksheet for your proposed changes.

Available through Ask the Builder, this eight-page PDF helps you explore the arrangement before commissioning further design work.

A closer look at the four-studio layout

The concept comprises four units: A1, A2, B1 and B2. Each combines an open sleeping and living space with a closet and private bathroom.

Units A1 and A2 include kitchenettes and side decks. Units B1 and B2 have entry landings; kitchenettes are not shown in these units.

These are studio layouts, with the beds positioned within the main rooms. The furnished illustrations help you picture how the spaces relate to one another and identify what you might want to change.

See the concept in 2D and 3D

The furnished 2D floor plan provides an overview of the unit arrangement, bathroom positions, storage and outdoor access. It includes selected dimensions in metric and imperial units.

The 3D floor plan illustration offers another way to understand the rooms and furniture arrangement. Together, the two views give you useful reference points for discussions with your builder or designer.

A facade artist’s impression presents the exterior concept, including light-coloured cladding, gable roofs and raised decks. It provides visual inspiration; the final appearance and its relationship to the floor plan require confirmation through further drawings.

What comes in the starter pack?

The eight-page PDF includes:

  • Cover and introduction
  • Design features and pack inclusions
  • Furnished 2D floor plan with selected dimensions
  • Furnished 3D floor plan illustration
  • Facade artist’s impression
  • Selected metric and imperial dimensions and stated areas
  • Fillable modification worksheet
  • Next steps and permission to adapt the concept for one project

The worksheet can be completed in a compatible PDF reader or printed and filled in by hand.

Turn your ideas into a clearer brief

Start by reviewing the floor plan and noting what works for you. Then consider the questions your builder or designer will need to explore.

Would you like to change the room arrangement? Do you need different kitchen facilities, storage or outdoor spaces? What site conditions, access requirements and budget priorities could influence the design?

Record these details on the worksheet and mark your ideas on the 2D plan. A clear brief gives the next design conversation a practical starting point.

You can submit your notes to Ask the Builder for a separate quotation for modifications or further drawings. Personalised changes and construction documentation are not included in the starter pack purchase.

An early concept with further work ahead

This pack is intended for exploring ideas and preparing a design brief. It is not a construction plan set and is not suitable for building, permit applications or building approval.

Your proposed use and site will need assessment by the appropriate local professionals. Dimensions, structural requirements, services and applicable planning and building requirements must be addressed before construction.

The illustrations are not to scale. The supplied drawing also contains inconsistencies in its area schedule, which are identified in the pack and require confirmation. “85.8 Villas” is the design name, rather than a verified building area.

The 85.8 Villas starter pack offers a simple way to begin: explore the illustrations, record your priorities and discuss the next stage with your builder or designer.
